Arain Holdings Limited is proposing an ambitious project to transform Vancouver House, a six-story structure, into a vibrant student living space. The plan outlines the creation of 183 accommodation units specifically designed for students, accompanied by facilities such as a gym and a pub located on the ground floor.

This initiative comes in response to the anticipated growth of Teesside University, which has created a pressing demand for additional student housing. In the application submitted to the Middlesbrough Development Corporation, Arain Holdings highlighted that Vancouver House has faced significant vandalism issues, particularly at its rear, where limited visibility makes it more susceptible to damage.

The proposal aims to retain the ground-floor retail units facing Corporation Road, with plans to allocate four of these spaces for retail use and another four for the gym. Historically, Vancouver House served as a hub for various council departments, and back in 2018, it was reported that Best Western Hotels sought approval to convert the structure into a hotel, which would have involved adding four additional floors.

Despite these previous efforts to repurpose the building into apartments and a hotel, both initiatives have stalled.
